Not every exceptional home is advertised. Some significant properties are sold privately, introduced only to a small number of buyers and never shown on a public portal. For owners and buyers alike, it helps to understand how these sales work and when they make sense.

Why owners choose to sell privately

The reasons are usually personal. Some owners value their privacy and prefer that their home, its photographs and its price are not widely published. Others wish to test the market quietly before deciding whether to sell at all. Security, family circumstances and the wish to avoid a public price history can all play a part.

How a private sale works

Rather than advertising, an advisor approaches a shortlist of buyers whose requirements, and ability to proceed, are already understood. Particulars are shared confidentially, sometimes under a non-disclosure agreement. Viewings are arranged discreetly and accompanied, and buyers are generally asked to demonstrate their financial position before they visit. Where a home is described as ‘price on request’, it can reflect the same preference for discretion.

What buyers should expect

For buyers, access depends on relationships. Registering detailed requirements with a trusted advisor, and being ready to move, with financing, legal advice and timing in order, makes it far more likely that the right opportunity will be offered. The trade-offs

A private sale reaches fewer buyers than open marketing, and that is both its strength and its limit. For some homes, a quiet approach to the right few people is ideal; for others, a carefully managed public launch will achieve more.
